You must take and pass 180 hours of Pre-Licensing education from an approved education provider. These 180 hours consist of the following six 30-hour courses: Principles of Real Estate I, Principles of Real Estate II, Law of Agency, Law of Contracts, Promulgated Contract Forms, and Real Estate Finance.
Once you have earned your Real Estate license, you will need to renew every two years by completing additional Continuing Education classes and paying a renewal fee to the Texas Real Estate Commission (TREC).

To receive the additional 60 days to complete any outstanding CE, the CE Deferral fee must be paid before the expiration date of your license. Deferral does not apply to sales agents renewing for the first time. If your license expires, you cannot renew until CE requirements are met and you have paid the CE Deferral Fee.
If you have not renewed online before, you may need to register first. Complete your CE at least 10 days before your expiration date, to ensure time for processing. Pay the renewal fee online using our Online Services no later than the expiration date of your license.
If you are renewing for the first time, active or inactive, you must have a total of 270 qualifying real estate course hours, 4 hours of TREC's Legal Update I, and 4 hours of TREC's Legal Update II posted to your license record prior to submitting your renewal.
Qualifying credit will not be granted if you were previously given credit for a substantially similar qualifying course within a two year period. You may not defer SAE requirements. Your license will not be renewed until you complete the required education.
1. FITNESS DETERMINATION. The requirements for licensure include provisions that you meet TREC’s qualifications for honesty, trustworthiness and integrity.

TREC Rules on the 3 Day Wait Period to take final exams. TREC will not accept your certificate of completion for this course unless 3 days have elapsed since the date/time you started the course. Your participation in this course must not exceed 12 hours per day.

It generally takes 2-3 weeks. TREC cannot finish processing your application until you have sent TREC all of your certificates and they have received them all. You will get a notification from them via email if you have been accepted or rejected.
Delays can be caused by missing information or by TREC simply not receiving your application in the mail. If you applied via mail, TREC will reach out to you. If you applied online, TREC will not reach out to you; your application will simply sit in their online database until you check in with TREC about your status.
