Ongoing loss in the amount of profit plus deterioration of the golf course and restaurant are two reasons the HOA looked into acquiring the course. The risk is that if the course continues to deteriorate, it could hurt property values.

At the end of two years , the HOA will lease to property to CourseCo to operate as a business. The company will enjoy all profits but also be responsible for all operating expenses and cover losses.
CourseCo has agreed to cut its management in half for the first two years – equating to a savings of $45,000 – in exchange for Trilogy being responsible for the first $50,000 in loss in the first two years. The HOA formed the Trilogy Golf Course Feasibility Committee a few months ago to examine the current golf course and restaurant business model, as well as the feasibility of purchasing both.
