This 18-hole championship course opened in 1999 and is carved through the scenic Carolina pines and hardwood trees, just outside of Research Triangle Park. The rolling terrain provides dramatic elevation changes on many of our holes.
Falls Village is a planned residential community located on the Falls Village Golf Course. AGNC was contracted to secure subdivision entitlements and construction approvals, as well as manage the sale and development of 900 planned single-family detached lots.
West Village is a planned unit development (PUD) recently approved by the Town of Apex. Located at the Old US 1 Hwy exit of I-540, it will be developed into 370 townhomes and single-family residences, and also have 65 acres of commercial components. Working initially with one of the sellers, to whom AGNC was referred by prior client, AGNC managed to join two additional families to the assemblage, ultimately putting together 117 acres. Working with engineering firms, AGNC led the preparation of illustrative development plans, which were used to market the property to a handful of builders that AGNC felt would best be in a position to develop and build this project. The sellers went through a very spirited rezoning proceeding with significant input from a variety of neighbors. AGNC worked to address and assuage the myriad of issues raised by the Town and its residents during this process, resulting in a fully approved master subdivision plan. AGNC also procured all of the necessary utility easements and rights of way to ensure that access, water and sewer service would be available to West Village. The project closed in September 2017 and construction is slated to begin in Summer 2019.
Del Webb at Traditions is a 165-acre, 55+ Active Adult community located adjacent to Traditions, which is in the northwest section of Wake Forest. In partnership with Suncrest Real Estate and Land, a Phoenix-based residential master developer and investment manager, AGNC helped initiate the project’s land acquisitions and entitlement processes, which involved both Wake and Franklin County planning departments. AGNC was also instrumental in the development of an approved master plan consisting of 550 single-family detached lots for Phase 1 of the project. These plans were then delivered to the homebuilder, Pulte Group’s Del Webb brand, for construction.
AGNC negotiated the successful sale and purchase of the Washam Neighborhood, representing NVR Homes as buyer. Washam presents 82 new home sites in the highly sought Davidson community. With large lot sizes ranging from 72 to 90 feet, Washam offers multiple variations of home type for owners to enjoy a diverse neighborhood while benefiting from the reserved 21 acres of open space. The Washam Neighborhood property was met with various site challenges, allowing AGNC to showcase the full capabilities of our services beyond brokerage. Cooperating with the sellers, local and regional municipalities, and adjacent developments, AGNC assisted in navigating the challenges associated with Washam, in what ultimately resulted in a successful closing.
Raven Ridge is a 20+ acre parcel of vacant land located at the corner of Raven Ridge and Falls of Neuse Roads. Working with the property’s prior owner, AGNC facilitated the sale of the property to Barker Realty, Inc., a Raleigh-based real estate developer in Summer 2018. Once acquired, Barker retained AGNC to manage the project’s entitlement and rezoning processes. Planningfor an upscale residential community, AGNC is also overseeing the selection of the project’s builders, to ensure that the homes are built to the appropriate standards, consistent with area neighborhoods. The northeast corner of Raven Ridge and Falls of Neuse is possibly the last undeveloped large plot within one of Raleigh’s most established areas. Construction is scheduled to begin in Fall 2020.
Located in South Raleigh off of Lake Wheeler Road, Olde Mill Trace is a charming 280-acre parcel of land that contains 180 single-family lots. Owned by Caruso homes, a Maryland-based homebuilder, this property boasts 0.5-1acre homesites that feature the capacity to support 2,600-5,000+ square foot homes that start at $480,000. Needing a development partner, Caruso Homes hired AGNC to find a builder for half of the plots. AGNC was able to facilitate the sale of 90 lots to Stanley Martin, another premier homebuilder in the area. Construction on these estate-style homes began in 2018.
