They are supported and maintained by the amenities fees of the residents of The Villages, meaning Greens Fees are free for all residents of The Villages. Use of a golf car does require a paid trail fee, which can be paid daily, semi-annually, or annually.
Plenty of golf here, but hard to get a tee time for more than 2 players. Also both the Executive and Championship course greens are not well maintained. Crab grass abounds on many of the holes. Many residents find that maintenance budgets have been cut back and green fees raised.
Swimmers enjoy the sports pool at SeaBreeze Recreation Center. Here in The Villages, the 89 swimming pools scattered across the community oftentimes play that role. Those who enjoy swimming and hanging out at Villages pools know that's certainly the case.
There are roughly 78 different villages within The Villages and growing. Villages range in size from 100 homes to 1550 homes (Duval is the largest with 1550). The Villages property area covers 32 square miles and is growing through recent small acquisitions.
The villages has over 40 executive golf courses and 12 championship golf courses All the executive courses are free to walk and play and in my opinion are in very good shape. We have over 150 pickleball courts and are considered one of the pickleball mecca's in the country. Player ratings from 3.0 to 5.0.
You must be a priority member of the club you wish to play and a current Villages GHIN handicap membership is also required. Men may register Tuesday through Thursday to play Tuesday of the following week.
The Villages doesn't have an HOA and technically there are no HOA fees. Instead, residents pay CDD fees. According to The Villages, average CDD assessments (including the bond, maintenance fee, and fire protection) range from $129 to $220 per month.

The Villages is a master-planned community, which means it is a residential area with a large number of recreational and commercial amenities. The Villages has golf courses, country clubs, tennis courts, lakes, parks, swimming pools, restaurants, shopping and much more, all just a golf car ride away from your home.
The Temporary ID Department will process up to two Temporary resident IDs for a property. Once they have picked up their IDs, the temporary resident may obtain guest passes free of charge for other guests. Guest passes are issued at one of the eight Regional Recreation Centers and are good for up to 30 days at a time.
Trail fees must be paid in advance or via telephone with a credit card. In addition to the changes in trail fee transactions, guests are temporarily not permitted to golf.
